Terms & Conditions

1. General

These Terms and Conditions govern the rental of Villa Village, located in Tinjan — Šurani, Istria, Croatia. By submitting a booking enquiry or confirming a reservation, you agree to these terms.

2. Booking & Payment

• A reservation is confirmed only upon receipt of a written confirmation from Villa Village and payment of the agreed deposit.
• The remaining balance is due no later than 30 days before the arrival date, unless otherwise agreed in writing.
• Bookings made within 30 days of arrival require full payment at the time of booking.

3. Cancellation Policy

• More than 60 days before arrival: Full refund of any payments made.
• 30–60 days before arrival: 50% of the total rental price is retained.
• Less than 30 days before arrival: 100% of the total rental price is retained.

Cancellations must be submitted in writing by email. We recommend travel insurance that covers cancellation.

4. Use of the Property

• The villa accommodates a maximum of 8 guests. Additional guests are not permitted without prior written consent.
• Guests are responsible for keeping the property clean and in good condition during their stay.
• Any damage to the property or its contents must be reported immediately and will be charged to the guest.
• Parties, events, or commercial use of the property are not permitted without prior written approval.
• Pets are permitted only with prior written consent.

5. Check-in & Check-out

• Check-in: from 15:00 on the arrival date.
• Check-out: by 10:00 on the departure date.
• Early check-in or late check-out may be arranged subject to availability.

6. Liability

Villa Village shall not be liable for any injury, loss, or damage to guests or their belongings occurring during the rental period, except where caused by our own gross negligence or wilful misconduct. Guests use all facilities (pool, wellness, sports areas) at their own risk.

7. Governing Law

These Terms and Conditions are governed by the laws of the Republic of Croatia. Any disputes shall be subject to the exclusive jurisdiction of the competent courts in Croatia.

8. Changes

We reserve the right to update these Terms and Conditions. The current version is always available at this page. Last updated: June 2026.
